Good questions deserve clear answers
Frequently asked questions
Every home and project is different. These answers explain how we generally work; the details of your home and written agreement shape the plan for your project.
What kinds of projects do you take on?
We work on residential restoration and remediation, plus kitchen, bathroom, and family living-space remodeling. We first look at what the home needs to be sound; moisture, structure, and safety come before cosmetic finishes.
Where do you work?
We are based in Florence, Kentucky, and serve Boone, Kenton, Campbell, and Grant counties. If you are nearby, share your address and we can tell you whether the project fits our current service area and capacity.
How do I get started? Do I need plans or photos?
Call Jacob or use our Start Your Project form. Tell us what is not working, what you hope to change, the address, your timing, and a comfortable budget range. You do not need finished plans or photos for the first step. If the project appears to be a fit, we can send a secure Houzz Project Dashboard link for photos and files.
How do you develop a project estimate?
We begin with your goals and the home's known conditions, then clarify the work, material choices, and any allowances. Cost depends on the actual scope and what can be learned about the home. We explain assumptions and items that need further investigation before you decide how to proceed.
When are payments due?
Project payments are divided into three phases: 20% due when you sign the contract; 40% due after site preparation and demolition are complete; the remaining 40% due at project completion. Your written contract will state the agreed scope and payment schedule for your project. Any repayments to a financing provider are separate from these project payment milestones.
Learn about financing and project paymentsAre financing options available?
Yes. We currently make Affirm and Figure options available through Houzz Pro, subject to provider eligibility, approval, and terms. Affirm may be offered at checkout on eligible project invoices, not estimates or proposals. Figure offers a home equity line of credit, secured by your home, with information available in Houzz Pro estimates, proposals, and invoices. Financing is optional. Neither Virtue Restorations nor Houzz is the lender; review any interest rate, fees, repayment terms, and total borrowing cost directly with the provider before choosing.
Learn about financing and project paymentsWhat do Rebuild, Reform, and Reimagine mean?
They are ways to choose materials and finishes, not different standards of care. Rebuild is value-focused and keeps costs down; Reform balances thoughtful upgrades with a moderate budget; Reimagine emphasizes top-tier materials and premium finishes. Safety, honesty, and sound workmanship stay the same. The home's size and condition still shape the total cost.
How do we choose materials and finishes?
Your priorities guide the choice. We compare options that fit your budget and the home's needs. Some products must also suit the underlying conditions and installation requirements. We explain those tradeoffs and clarify selections during planning.
How long will my project take?
Timing depends on the scope, selections, access, permit needs, and conditions found during the work. We discuss a realistic sequence and schedule as the plan becomes clear, and explain changes if the work reveals something new.
Can we live in the home during the work?
Sometimes. It depends on the rooms involved, dust, access, utility interruptions, and safety. We discuss the likely disruption and how work areas can be protected during planning, so you can decide what is practical for your household.
What if you find hidden damage or moisture?
We explain what was found, what needs further assessment, and how it may affect the scope, cost, or schedule. Moisture, structural, and safety concerns are addressed before they are covered by new finishes. If specialist input is needed, we say so.
What if I want to change the plan after work starts?
Changes to the agreed scope or selections are documented as written change orders. We review the effect on cost and schedule before the change is approved, so the decision is clear to everyone.
What about permits or work that needs a specialist?
Permit needs and specialist involvement depend on the work and local requirements. We identify those questions while defining the scope and clarify responsibilities before work begins. When a need falls outside our own craft, we bring in the appropriate qualified professional rather than guessing.
How will we communicate during the project?
Jacob leads the homeowner conversation. Houzz Pro is our project workspace for selections, scheduling, messages, and documentation. During planning, we agree on how updates and questions will be handled for your job.
